Leasehold Property Management is a member of a club (Block Property Management Limited is one) of a group of "property developers/agents" whose aim is to milk leaseholders by deliberately delaying invoicing, not invoicing them at all or sending mail to wrong addresses and ten adding unjustified costs for late payment. The syndicate regularly swaps freehoders and managing agents through whom it extorts money from hapless leaseholders. Could anyone suggest how to bring this group of swindlers to book?

LPM appears to operate in an unethical way. Letters with sae are ignored but they never fail to want money. Approaches about purchasing the freehold are ignored so we are at a loss as to how we can move forward on freehold purchase. The worst company we have had the misfortune of needing to deal with.

This company is diabolical. My house sale fell through because LPM did not respond to phonecalls, emails or letters. As many others have reported, phone calls are put on hold until they simply cut out after 10 mins. What can be done about such poor service?

I just read the view about the house sale falling through which feels me with dread! My Solicitor is also waiting for information. The 'phone service is a disgrace. If you received your information...is there any chance that I could purchase this from you? I am so frustrated especially as the buildings insurance and ground rent was always paid on time!!

Contact the Leasehold Advisory Service with your complaint. They have the expertise and are accessible.
They are already aware of the activities of these people.

Leasehold Property Management are amateurish vultures who represent Freehold Reversions Ltd and have the same address. They buy up blocks of Leaseholds and try to extract as much as they can by changing the rules and demanding costs etc. in the County Court. If you have a problem, write to: The Office of Fair Trading, Enquiries and Reporting Centre Fleetbank House 2-6 Salisbury Square London EC4Y 8JX Join the Club!

Yes, but you must complain in writing. If enough people complain they will take action. They cannot handle individual complaints.

Hello Curlytoes,
I have had a running battle with these people over the last 18 mths,involving our MP (very helpful),the OFT,the Financial Advisory Service,the Leasehold Advisory Service, Camden Trading Standards and the Ombudsman. All will say that they cannot advise on individual cases but the exposure must have had some effect since LPM appear to have accepted my arguments and have gone quiet over the last 6 months.Hope this helps. Don't give up!

I actually got my money back, obviously without an admission of guilt however.

I have written to my MP and put him in touch with another MP who was looking into them (i found it on the internet).

I also wrote to the Office of Fair Trading but this proved to be a dead end for me? What did you write that was different?

They should be regulated. I have found the fact that there is no body to turn to quite depressing, and the fact that they can just take money from your mortgage without consent is scandalous. The law needs to change.

LPM have waited three years then billed me for three years at once. They refuse to answer letters, phone calls and emails. They have added a late payment charge as well now. I will wait for them to take me to court now before paying them a red cent.

They demanded late payment fees on our ground rent 3 times as much as the yearly fee we got our MP involved and he found them impossible to deal with but we eventually had a revised payment dropping the charges. today we have received a demand for a copy of our buildings insurance????????????? Have lived in this house for27 years and never had such a request and all for £17 a year

missed our payment of 200.00 in january, (our fault) got a letter from debt collecting agency asking for 458.51 in total, seeking leagal advise, in our agreement it states, If a payment is over 7 days late a fee will be charged at £34.50. also we did not get a letter stating it was going to a debt collection agency, can anybody help.

no response to phonecalls - they time out after 7 minutes of music - no answers to email - no replies to forms on complaints page on website - still engaged after 48 calls on number given by this site which is different from their contact details - only fax number left to try. Why? The part of the property they manage has a hole in the roof. We have a damp, unhealthy, unuseable flat.

VERY unprofessional. Received a final notice on unpayed fees, but have no idea who these people are. Took 45 mins to get through to an operator, who was rude, unhelpful and full of bullpoop. i'm unsure that I should send them any money until I've got them checked out fully.

Seems like this company needs looking in to.... we have been paying them by standing order. This year the payment was returned as the bank account to pay in to no longer exists. We have had late payment invoices sent to the wrong address. Can't get through at all by phone and the emails are not answered. Going to contact trading standards.

once again i have had the yearly invoices sent to the wrong address never received and have had the late payment sent to the correct address. has anyone ever had correspondence from them? i dont know why they have a phone number to call...... total waste of time and money. i am currently consulting a lawyer about the legitimacy of this business
